Where a Commercial Roof Actually Fails
On a commercial building the drainage is usually the weak point rather than the sheeting. A large roof sheds an enormous volume of water into box gutters and sumps that sit inside the building line.
When one of those backs up, the water does not go over the edge. It goes into the building, onto whatever is stored below, and it does it fast.
Older buildings are frequently the worst, because the roof has been extended or re-covered over the years without anyone recalculating whether the drainage can still carry what is now draining into it.
Sized and Built for the Roof Above It
We calculate the drainage against the actual roof area and install or replace the box gutters, sumps, rainheads and downpipes to suit, with overflow provision where the design needs it.
On repairs, we work out why it is failing first. Re-forming falls, upsizing a rainhead, replacing a corroded sump or clearing a design fault solves the problem properly rather than treating the overflow.

Where the design requires it, yes. Overflow provision is what stops a blocked outlet becoming water inside the building, and on a box gutter it matters a great deal.
Cleaning is not a service we promote on its own. Clearing debris is part of a scheduled maintenance program, where we are also checking the condition of the drainage while we are up there.
Less than a re-roof, generally. The work is concentrated along the gutter lines rather than across the whole roof, though access equipment is still required and some areas below may need clearing.
