Rust Does Not Stay Where It Starts
Rust begins wherever water sits rather than runs: the laps between sheets, the valleys, behind flashings and around every fixing. Those are the places you cannot see from the ground.
Left alone it works through the sheet, and once it is through, the roof is letting water into the building whether or not you can see a stain yet.
Caught while it is still confined to a section, it is a repair. Left until it is general across the roof, it is a replacement.
Cut Out the Rust, Restore the Roof
We remove the corroded sheets and sections and replace them with new material, and we deal with the flashings and fixings around them at the same time, because those are usually part of why the rust started.
The point of the repair is to get years more out of a roof that is otherwise sound. Where the corrosion has gone too far for that to be true, we will tell you rather than take the work.

Rusted Roof Questions
Surface rust on an otherwise sound sheet can sometimes be managed, but once it has gone through the steel there is nothing left to treat. Coating over rust that has penetrated hides it rather than stopping it.
That is exactly what the inspection determines. Sometimes it is a run of sheets along one valley, sometimes it is a whole roof plane. We quote what actually needs doing.
Usually because water was sitting somewhere it should have been running: a flat fall, a blocked valley, a lap that opened up, or a flashing that was directing water back under the sheet rather than over it. We fix the cause as well as the sheet.
When the corrosion is spread across multiple roof planes, or the fixings are failing generally, or you have already had it repaired more than once. At that point you are paying repeatedly for a roof that needs replacing.
