If your tile roof is leaking, has been patched or re-pointed more than once, and is starting to look old and dirty from the street, it is probably time to replace it rather than spend more money on it.
Tile roofs fail from the bedding and pointing down. Once those go brittle and the sarking underneath has perished, water that gets past the tiles has nothing left to stop it, and the next repair is only ever buying you another season.
They are also heavy. A tile roof puts several tonnes on the frame of the house, and a dated tile profile can make an otherwise good home look tired no matter what else you do to it.

Once a tile roof is leaking through failed bedding and pointing, or the sarking underneath has perished, repairs treat the symptom rather than the cause. Converting to metal replaces the whole weatherproofing system at once, takes several tonnes of weight off the frame, and gives you a roof with far fewer parts to fail. We do not repair, re-bed or re-point tile roofs, so if that is what you need you will want a tiled roof specialist.
Sometimes. Removing tile and installing metal changes the load on the roof structure, so depending on the house and the structure it can require engineering sign-off and a building permit. We work out what is needed for your property during the inspection and coordinate the engineering and permit process as part of the job rather than leaving it with you.
It depends what is under the tiles. Tiled roofs are usually built with battens set out for tile, so the battens are commonly replaced as part of the conversion. Occasionally there is deteriorated timber that needs attention once the roof is open. We show you anything we find and what it means before doing the work.
It varies with the size and complexity of the roof and whether engineering or a permit is involved. The on-site work is generally longer than a metal-to-metal replacement because the tiles have to come off and be carted away, and the battens usually need redoing.
