Flashings at walls and chimneys, corroded valleys, perished seals around vents and skylights and fixings that have worked loose are each fixable on their own. The assessment tells you whether that is your situation or whether the roof has gone further than that.

Guttering has to carry everything the roof collects, and when it cannot the water goes into the fascia and down the walls.
