Not every roof needs replacing. Damaged or corroded sheets, failed flashings at chimneys and wall junctions, and loose fixings can be dealt with in sections on a roof that is otherwise sound. The useful part of the visit is an honest answer on which situation you are in.

A lot of water damage starts in the drainage. Gutters rust at the joins first, box gutters fail when the falls are wrong or the sump is too small for the roof above it, and a downpipe pointed at a wall finds its way inside eventually.
