Roof Repairs
The penetrations are what we check first on a leaking roof. Flues, vents, aerials and evaporative units all sit in a hole somebody cut, and the collar or flashing around that hole is a common failure point. Fixings are the other one, because the rubber washers under the screw heads perish long before the sheet does. Both are repairable without touching the rest of the roof.

A box gutter is a different problem from an eaves gutter, because it sits inside the roof line and sends water through the building rather than off the edge of it. Fall, width and the rainhead at the end all have to be sized for the roof area above, and a box gutter that was undersized when it was built will overflow no matter how well it is sealed.
