Tile to Metal Conversions
What the new sheeting is fixed to matters as much as the sheeting. Tile battens are the wrong size and spacing for steel, so they leave with the tiles and new battens go on to suit the profile being installed, with the fixings into the rafters checked as that happens. Having the roof open is also the moment to put sarking right. The structural change from the weight coming off the frame is dealt with first, including engineering input and a permit where those are needed.

Roof Repairs
The leaks that are hardest to pin down are the ones that only appear in driving rain, because on a dry day the roof looks perfect. They usually come from a detail that cannot cope with volume: a valley too shallow for the water arriving, a flashing lapped the wrong way, or a collar around a flue that has pulled away. Each of those is repairable on its own. We work out the cause before quoting rather than sealing the most likely looking join.
Gutters, Box Gutters and Downpipes
An overflowing gutter usually spills backwards rather than forwards, into the eaves and down the inside of the fascia where there is nothing to see until the damage is done. The cause is normally capacity rather than a blockage, with downpipes sized for a smaller roof than the one now draining into them. We size the drainage against the actual roof area and replace gutters, downpipes, rainheads and box gutters. Clearing debris out of them is not a service we run.
