Roof Replacement and Repairs in Kalorama

We are a metal roofing company based in Rowville, and Kalorama is one of the Shire of Yarra Ranges suburbs we work in. The team brings more than 30 years of combined roofing experience to it.

That covers repairs, full replacement and re-roofing, tile to metal conversions, roofing on extensions and new builds, metal cladding, and all of the gutters, box gutters and downpipes. Nothing on the roof gets handed to another trade.

Which of those your roof needs is best settled with someone standing on it rather than over the phone. Contact us to book a comprehensive roof assessment.

Why Choose Us

Kalorama Roofs, Done by Specialists

We work in one trade and we have worked in it for a long time. More than 30 years of combined experience in metal roofing and roof plumbing means the awkward parts of a roof are the familiar parts of our day.

The range matters as much as the years. One week it is a re-roof on a single storey house and the next it is an industrial roof, and moving between the two keeps the detailing and the scheduling realistic.

We are licensed and carry our own insurance, we are members of Master Plumbers, and we hold an asbestos removal licence for the roofs that need it. 25 Google reviews rate the work 5.0.

  • David Ball Google Review

Highly recommend Alex and his team. He took the time to inspect the project and find out what I needed before making his recommendations. Excellent communication and project management he kept me informed of project start date, turned up on time, and kept a tidy worksite. Excellent quality of work, and took the time to customise the fitting and installation due to the quirky nature of my home.

Common Questions

Roofing in Kalorama

  • Yes. Kalorama is in the Shire of Yarra Ranges and we travel to it from Rowville. Send the address and we will arrange an assessment.

  • No. The panels come off before the sheeting and go back on once the new roof is finished, and we coordinate that rather than leaving you to organise it around our dates. It is a normal part of a replacement now.

  • Access is part of what we assess, and it is part of what we price. Steep pitches, two storey sections and tight sites change the equipment and the time needed, and we would rather allow for that up front than discover it on the first morning.

  • Usually, yes. Flashings, valleys, ridge capping and the collars around penetrations can all be dealt with individually while the sheets are still sound. If the roof is past that point we will say so plainly rather than selling you a repair that will not hold.

  • Yes. Cladding is part of what we do, in Colorbond steel as well as zinc, copper and aluminium, and it is often installed at the same time as a roof because the access is already set up.

  • All of the shire, with Mount Dandenong, Olinda, Montrose and Silvan nearby, plus the councils bordering the shire.

Roof Replacement and Re-Roofing

A re-roof now involves more than sheets, because most roofs have things fixed to them. Solar arrays, aerials, flues and air conditioning units all have to come off in order and go back on correctly, and the penetrations they sit in get re-flashed rather than re-used. We handle that sequencing as part of the job. Underneath, the battens and the frame are checked and photographed while they are exposed, and anything that needs attention is priced before we touch it.

Tile to Metal Conversions

Stripping a tile roof exposes the roof space in a way nothing else does, which makes it the sensible time to fix what is up there. Perished sarking, old wiring runs and gaps that have been letting dust through all become accessible. The structural side still leads the job, since several tonnes of weight is leaving the frame and that can require an engineer and a permit. Once that is settled, the look of the finished roof is the decision worth taking time over.

Roof Repairs

Ridge capping is a quiet source of leaks. It takes the full force of wind driven rain, the laps between lengths open up over time, and the fixings holding it down loosen before anything looks obviously wrong. The collars around flues and vents are the other usual suspect, since they are the only part of the roof somebody deliberately cut a hole in. Both are repairable on a roof that is otherwise fine.

Gutters, Box Gutters and Downpipes

Eaves gutters almost always fail out of sight first, at the joins and along the back where they meet the fascia. By the time water is marking the wall below, the fascia timber has often gone soft as well, and a gutter fitted to rotten fascia will not stay straight. We replace the fascia cover and the brackets along with the gutter so the new work has something to hold onto. Where a roof is being replaced too, doing both at once saves setting up twice.

Metal Cladding

The most efficient time to clad a wall is while the roof is off, because the scaffold, the edge protection and the crew are already there. That applies whether the cladding is a feature on a new addition or a practical fix for a wall that keeps needing painting. Colorbond steel in a profile that relates to the roof is the usual choice, and zinc, copper and aluminium are there for jobs with a particular look in mind.

Commercial Roofing

On commercial and industrial roofs the safety side shapes the job as much as the roofing does. Edge protection, anchor points, access for materials and keeping people clear of the work area all have to be planned, and on a live site that planning is the difference between a smooth job and a stalled one. We quote warehouses, factories, workshops and retail buildings with that included. The roofing itself covers sheeting, flashings, box gutters and downpipes in one scope.
