Two things account for most of the leaks we are asked to find. Fixings whose washers have perished let water into the lap on every windy day without looking like a fault, and valleys corrode from the inside while the sheets either side remain sound. Both are repairable on a roof with life left in it, and both get missed when a roof is assessed from the ground. We check them specifically rather than looking only for obvious damage.

Guttering has to be fixed to something solid, and a leaking gutter usually takes the fascia behind it first. We fit a fascia cover and new brackets with the new gutter so it is properly supported and the timber is protected.
